Sberbank has implemented an AI agent developed on the basis of the advanced neural network GigaChat to automate the valuation of real estate objects within its mortgage services. This development was announced by representatives of the bank during the DomClick Digital Forum, held in Moscow on November 26–27.
“The development significantly simplifies the verification process for complex collateral objects by utilizing a large volume of information from open sources, as well as internal data on similar properties and transactions conducted by Sber,” stated Jangir Jangirov, Senior Vice President and Head of the Risk Management Block at Sberbank. He also noted that the transition to a model-based assessment allowed the bank to abandon the requirement for appraisal reports when purchasing apartments and land plots.
Looking ahead, Jangirov expressed confidence that Sberbank plans to extend this AI-based evaluation to all types of real estate, including rare and exclusive properties. “We expect that, in the near future, we will be able to use AI to evaluate any real estate object, regardless of its complexity,” he added.
The AI agent reproduces the functionality of a professional appraiser: it analyzes comparable properties, applies a set of formulas and rules, and then generates a final valuation of the collateral object.
If the pilot implementation proves successful, the technology could be integrated into the decision-making processes involved in issuing housing loans, thereby speeding up the approval procedures.
Sberbank also noted that existing models developed by the DomClick service are already being used in mortgage processes to accelerate loan issuance. The integration of these tools with the new AI agent is anticipated to increase the accuracy of property valuations and reduce the time required for approval procedures, reflecting Russia’s ongoing commitment to digital innovation and modernization.
